Simu T5, T6 DMI Tubular Motor Repair – Specialist Workshop for Roller Doors & Roller Shutters with Emergency Hand Crank (NHK)

Your Simu tubular motor says:

“I am the motor that never gives up – even when the power goes out.”

“With my integrated emergency hand crank, I stay reliable and movable – at Thomas Reh, I regained the strength to move doors and shutters safely again.”

The reliable SIMU motor with emergency hand crank

The DMI series T5 DMI and T6 DMI are among the most robust drives from SIMU, a brand of the Somfy Group. They are designed for roller doors, roller shutters and industrial door systems where safety and reliability are top priority. The integrated emergency hand crank (NHK) allows manual operation even during power outages – a crucial advantage for commercial installations and private garages.

These motors are mechanically very durable and can usually be repaired economically. A professional overhaul restores full function, torque and safety mechanisms – without the need for a costly new installation.

Advantages compared to purchasing a new motor

  • Sustainable: Environmentally friendly repair instead of replacement – proven mechanical technology remains in use.
  • Cost-efficient: Repair is cheaper than buying a new unit, with no need to modify door controls.
  • Manually operable: Thanks to the emergency hand crank, the roller door remains functional even during power outages – without compromising safety.
  • Reliable: Mechanical or electronic – robust, long-lasting, and tested for flawless function.
  • Compatible: Suitable for roller doors and awnings with NHK, DMI or comparable emergency crank drive systems.

This repair covers the following fault patterns

  • Roller door opens only partially or requires manual assistance to lift
  • Awnings extend but retract only with light manual support
  • Motor runs, hums or responds with delay
  • Distinct “click” noise when changing direction

  • Fehler-Findung Rohrmotor: Diagnose

    Troubleshooting Promise for Tubular Motors

Is your tubular motor no longer responding, only moving briefly, or making a typical "click" sound? Not every defect automatically means a total economic loss.

In many cases, motors can be sent in directly and repaired. In the event of unclear or borderline fault symptoms, however, I recommend a telephone pre-assessment. This allows us to estimate in advance whether a repair appears realistic or whether a total loss may be present.

After prior consultation, my Troubleshooting Promise applies: I carefully inspect the submitted tubular motor for repairability. If repair is not technically reasonable or economically viable, only the agreed troubleshooting flat rate of €35 plus any return shipping costs will be charged.

In any case, you will receive a transparent professional assessment and can then decide yourself on the next steps.

Frequently Asked Questions about Tubular Motor Diagnosis

Do I need to call before every shipment? No. Many motors can be sent in directly. However, in the case of unclear or unusual fault symptoms, a telephone consultation is recommended.

When does the Troubleshooting Promise apply? The promise applies after prior coordination if repairability is to be assessed.

What happens in the event of a total loss? If repair is not reasonable, only the troubleshooting flat rate of €35 plus any return shipping costs will be charged.

  • Einstell- & Reset-Leihkabel für Motoren

Reset tubular motor & set end positions – optional rental cable

For resetting to factory settings or re-adjusting the end positions, many 230V tubular motors may require a setting cable – especially when the reset sequence must be triggered via the circuit breaker (fuse) and the motor is not within sight or hearing range. Many drives confirm the reset with a clicking sound or a brief motor movement. With a universally applicable setting & reset rental cable, commissioning or resetting can be carried out in a more controlled manner without having to switch repeatedly between the motor and the fuse box. The rental cable is not included in this motor offer but can be ordered separately in the shop, subject to availability. Further information: View universal setting & reset rental cable
